Inside the $95M Florida mansion a billionaire buyer could pay a fortune to TEAR DOWN… despite its ocean views, yacht dock and two pools

A Florida oceanfront estate has hit the market for $95 million, and its next owner could pay a fortune for a property they plan to demolish.
The sprawling compound at 960 South Ocean Boulevard in Manalapan, Florida, sits on 2.69 acres of prime waterfront land between the Atlantic Ocean and the Intracoastal Waterway.
The five-bedroom, 7.5-bathroom mansion was built in 1989 and measures approximately 16,538sq ft, according to the listing.
But the existing home is hardly the main attraction.
The property is being marketed as an opportunity for a buyer to renovate, expand or build a completely new estate.
The grounds offer approximately 250 feet of Atlantic Ocean frontage and another 250 feet along the Intracoastal Waterway, giving the property access to two bodies of water.
That rare positioning means a buyer could enjoy ocean views on one side and calmer waters on the other.
The estate also comes with a private dock, two swimming pools, a pond, a bridge and a gazebo, giving the sprawling grounds plenty of space for entertaining.

At its asking price, the property works out to approximately $5,744 per square foot, although a buyer planning to demolish the mansion would effectively be paying for the land and its development potential.
The $95 million asking price places the property among the most expensive homes currently listed in the area.
Manalapan, a small coastal town south of Palm Beach, has attracted wealthy buyers seeking privacy, expansive waterfront properties and access to South Florida’s luxury market.
The town has a population of just 353 people and counts billionaire Oracle co-founder Larry Ellison and Fox News host Sean Hannity among its residents.
Billy Joel has also owned property there, selling his waterfront mansion for $42.6 million in 2024.
The median home price in the town is a whopping $2 million, while residents have a per capita income of $231,730 – more than double the county, state and national averages, according to Census data.
That luxury surrounds the property, which is minutes from Eau Palm Beach Resort & Spa, the Four Seasons Resort Palm Beach and numerous private clubs, golf courses and fine dining restaurants.
Palm Beach International Airport is also nearby, offering convenient access for wealthy homeowners who split their time between Florida and other parts of the country.

Palm Beach has earned the nickname ‘Wall Street south’ in recent years, thanks to its booming business district, while Manalapan has often been called ‘Palm Beach’s wealthy little sister.’
More than 140 companies have relocated to or opened offices in Palm Beach in the past five years, bringing more than 13,000 new jobs and over $1 billion in capital investments, according to the Business Development Board of Palm Beach County.
Unlike some of its neighbors, however, Manalapan is primarily residential, without a bustling social scene or streets lined with bars and restaurants.
Instead, the town’s appeal lies in its privacy, waterfront estates and proximity to Palm Beach’s restaurants, shops and private clubs.
The estate is being marketed by Myra Yung of Cervera Real Estate, with the listing highlighting its potential for a major renovation or redevelopment.
